Skylights & rooflights in Grimethorpe

Grimethorpe's streets are mostly mid-century and later housing, with older brick terraces among them. Skylights, roof windows and sun tunnels, installed or replaced, are our work here, and each quote lists the parts that will need changing and how that is done.

Grimethorpe roofs and what they need

Grimethorpe is a compact place where one house often resembles its neighbour, and it is easy to assume every roof can be treated alike. We do not. The same estate can hold a loft that has been boarded, one that has been converted and one that is still bare, and each wants a different answer.

Plain pitched roofs with dark landings

Rows of semis and short terraces built to a common plan often share a hall and landing with no window at all. The roof above is a simple pitch with a loft hatch, and that is the ideal place for a sun tunnel or a modest roof window to carry daylight down a stairwell.

Roofs that have had a hard life

Houses of this age have often been re-roofed, patched or fitted with a rooflight in the past, and not always carefully. At survey we find out what is already up there before we cut anything, and we point out where an earlier repair will limit what can be done.

The outer streets sit on open land with very little to break the wind. A frame on those slopes needs flashing that keeps out wind-driven rain, and we look at which way each roof faces before we choose one.

The houses of Grimethorpe

Much of Grimethorpe is housing from the middle of the twentieth century onward, laid out in rows and short closes of semis and terraces. The roofs are generally simple pitches in concrete tile, often with a gable end to the street and a loft hatch off the landing. That makes them straightforward to work on: the rafters are regular and the access is easy, so a roof window can usually be placed without much trouble.

Alongside those are older brick terraces, where the roofs are lower and the lofts shorter. In these a roof window has to fit the space between two rafters, and the room beneath it may never have been planned as a bedroom. We say plainly at survey whether the head height will make a conversion worthwhile or whether a smaller rooflight serves better.

Roofs in Grimethorpe have often been reworked by earlier owners. A few have an old rooflight that was fitted without much care, a patch of different tile or a flashing that has been smeared with mastic. None of that stops new work. It does mean we open up the area round the opening before fixing a price, so the fixed written quote reflects what is really under the covering and not what we hoped to find.

Rear and side extensions are common enough on these streets that their roofs deserve a line of their own. Where a kitchen has been built out into the garden, the middle of the floor is the part left dim, and a flat rooflight above it lifts that more than another wall window could.

Bungalows are common in places like this, and they suit roof windows well. For a room in a bungalow roof, the escape rules let a roof window serve as the way out, though the sill height and the size of the opening both matter. We check these at survey, not afterwards, and we tell you at once if a loft room cannot be made to comply.

A semi with a gable end to the street and concrete tile on its slopes is the shape that repeats in Grimethorpe, and it makes the later life of a roof window easy to plan. The tile wears slowly. Later attention goes to the seals, any blind and the flashing where the frame meets the tile. With a loft hatch off the landing, the underside of the frame can be reached from inside, so the insulation round the lining and any staining can be checked at later visits. At survey we count the rafters across the proposed width, look at the tile for slipped or cracked pieces and check the felt at the edge of the opening, because a cut through a tired underlay is a poor start for a new frame.

Consent and paperwork in Grimethorpe

Barnsley Metropolitan Borough Council

Planning in Grimethorpe is the business of Barnsley's council. A rooflight in the back slope of a house is allowed without an application in a good many cases. Those rules are national and live in the planning and Building Regulations guide, so this page leaves them alone. We take most care over a tall lantern, which may not qualify.

The national planning data shows no conservation area for the middle of Grimethorpe, and no Article 4 direction either. We still look at your address on Barnsley's mapping when we visit, in case anything has changed or your house sits at the edge of something. When nothing applies, the first conversation stays short and the plan can move straight to the unit.

Divided houses are the exception. A flat or maisonette has no permitted development rights over its roof, so the application is for planning permission, and the freeholder generally has to consent as well. If your house has been split into more than one home, tell us at the first conversation so we can give you the right advice from the outset.

One more point for any house that has had work done before: if an earlier rooflight went in without a certificate, we say so and explain what that means for the sale of the house. Often the fix is a straightforward inspection and a record kept on file, and it is easier to do while the new work is going ahead than years afterwards.

Conservation areas

The national planning data shows no conservation area for the middle of Grimethorpe. We still lay your own address over Barnsley's map at survey, in case your house sits at the edge of anything.

Read our planning guide

Replacing or adding a rooflight counts as controlled work, which means Building Control has to be told. We send that notification where it applies, and we treat the certificate as paperwork the next owner will want to see, so it lands in your hands and not in a drawer at the council.

Cudworth and South Kirkby, near Grimethorpe

Grimethorpe sits among close neighbours, all of them inside our area. Cudworth is under two miles west and South Kirkby roughly 2.5 miles north-east. Hemsworth lies a little over 2.5 miles north and Darfield about three to the south. Havercroft is north, Royston north-west, Thurnscoe south-east and Fitzwilliam north. Cudworth's streets have brick terraces and later estates much like Grimethorpe's own, while Hemsworth and South Kirkby bring a mix of older centres and newer building around them. Darfield and Thurnscoe lie to the south, with terraced rows and mid-century semis in the mix. Read the page for whichever is closest to you.

Grimethorpe: survey to year 8

  1. Survey

Surveying a Grimethorpe loft and slope

Grimethorpe is 21.1 road miles north of central Sheffield, about 33 minutes by road, and we fit the survey to your diary. Inside the loft we look at how the rafters are laid out, whether there is boarding and how the felt has held up, and from the ground we read the pitch and the tiles. Any extension gets its flat covering and the joists beneath it inspected in the same way. We also note where scaffold or a tower can stand and what stops it standing there.

  2. Fitting day

A tiled roof, with the family at home

Tiles are opened row by row and stacked for reuse, the frame is set on the rafters and flashed so water runs over every joint, and the room below is sheeted against dust. A sound flashing shows in its regular overlaps and in a sealant line tooled flat, and both are things you can look at yourself once the job is done.

  3. First winter

    Reading the first wet season

Look at the reveals after a night of driving rain and swing the sash fully open and shut. Mist on the inside of the glass on a cold morning tends to be damp air from the room rather than a defect, and airing the room or fitting a trickle vent usually clears it. Bathrooms and landings with a shower nearby are where it shows first.

  4. Year 8

A look at the seals around year 8

By about the eighth year we want eyes on the seals and the opening gear, particularly on the outer streets where the wind reaches them first. Your plan lists every part that wears, glazing and motor included, and explains how each can be swapped, whether the work is done indoors or on the roof, without taking up the tiles around the frame.

Grimethorpe questions, answered locally

Is Grimethorpe in a conservation area?

Council data published so far puts no conservation area in the village centre. We still check Barnsley's map for your actual address at the survey, because it is the address that counts, not the village, and we tell you before you commit to a design.

Can a sun tunnel brighten a landing with no window?

Usually, yes. A small dome sits on the roof, a reflective tube runs through the loft, and a diffuser fills the ceiling opening below. The survey tells us how far the tube has to travel and whether rafters or wiring are in the way.

I have a rooflight that leaks. Can it be changed?

Often a leaking unit can be replaced in the opening it already sits in. We look at the frame, the flashing and the roof around it to decide whether the whole unit comes out or the fault lies elsewhere. A new frame set into poor flashing would only repeat the leak.

Do I need Building Control for a replacement rooflight?

Normally yes, since replacing a rooflight is controlled work. We handle the notification, whether it goes to Barnsley's team or to a registered building control approver. Keep the certificate with the deeds, because it is one of the papers a purchaser's solicitor will request.

Do you work in the villages near Grimethorpe?

Yes, the whole ring is covered: Cudworth, South Kirkby, Hemsworth, Darfield, Havercroft, Royston, Thurnscoe and Fitzwilliam. Pick the page nearest your street.

My Grimethorpe loft hatch is on the landing. Can a roof window be reached for care later?

Mostly, yes. Interior parts such as the blind, the inner lining and the handle are reachable from the room below, and the hatch gives a view of the frame's underside for checking the seal. Cleaning depends on the sash type, since some rotate and some do not, and on the pitch and how far you can reach. We advise on which sash suits your slope at survey, before anything is ordered.
